  Beware ofthis property's deceptive business practices. Iam the guarantor (parent) ofa college student who lived there from July 2021until July 2022. Wehad the renters assurance from the prior residence switched over toHillside Cottages prior tothe move inand the apartment office was provided the policy and declarations page prior tomove inin July 2021. Upon receiving the move-out statement inAugust 2022, Inoticed they had been charging me$14.50per month all year for anunnecessary insurance policy that was not needed. Iam seeking arefund of$174.00and Ihave been given the worst run-around imagineable. This company has horrible customer service and nobody takes ownership ofany issue. Who knows how many other unsuspecting residents are being charged unnecessarily for policies they already have. Myinsurance agent provided copies ofthe full policy and acopy ofthe policy that was mailed totheir corporate insurance office last July 2021. Ihave escalated this toGreystar “management” tono avail. Iam still waiting for help onthis. Ihave now filed aBetter Business Bureau complaint and aState Board ofinsurance complaint. Irealize $174.00isn't alot ofmoney, but itis the principle ofthe matter and they were padding the rent tab all year and never informedme. Iam now awaiting the result ofthe complaint with the State Board ofInsurance. Maybe they will listen tome now and the run-around will stop. Iwant tocaution each person living there tomake sure you send the copy ofinsurance Certified Return Receipt Mail and/or hand deliver itso they cannot say they never receivedit. Also Iwould take apicture ofthe item ontheir desk ifyou hand deliver itto the office. Beware ofthis complex— its best tolive somewhere else and avoid the headache ofhaving todeal with their poor customer service staff.… – show

  I have lived athillside for alittle over two years and now I’m about tograduate. Ihave absolutely loved living here! Maintenance isgreat, the community isgreat, and the apartments are comfortable! Istarted TXST during covid soit was hard tomake friends. All the friends I’ve made here atTXST have been athillside. One ofmy favorite things about hillside isthe spring lake natural reserve area right behindit. Iwalk mydog every day there. It’s abeautiful reserve!

  ause hillside has pretty bad internet, and onthe cottages side the parking ispretty crummy. Iended uppaying for myown internet monthly because Istream alot and dosome gaming.

  Great community
  Excellent maintenance staff
  Easy tomake friends with neighbors
  Comfortable apartment with decent appliances
  Bus route right across the street (1min walk from myapt)

  Cons:
  Bad parking
  Bad free internet

  DONT LIVE HERE ifyou actually care about going toschool. I’m sitting here ona Wednesday night writing this at2ambeing kept upby myneighbors, who party consistently Wednesday- Sunday night. After tireless complaints from myroommates andI, little tonothing has been done about the noise. Every weekend Iam kept awake until2:30, sometimes 3in the morning bytheir loud music which Icould hear asclear asto sing along the words. The following mornings Iam greeted bycopious amounts oftrash covering myyard from myneighbors party the night before. Iam surrounded bythe most inconsiderate neighbors, and beg that nostudious students sign tolive here and make the same mistake Idid. Please drive around different complexes atnight tosee how many parties occur every weekend before signing. Not tomention the random unexplained charges that appear inmy resident portal every once ina while with noexplanation, and when confronted left with noclear answer. Plus Imoved inin august and myroommates and Ido not have all the furniture wewere promised. Run far away from hillside and don’t fall for all the free food you see them give out onInstagram- it’s not worth itI promise.… – show

  This was anice place for meduring mytime inSan Marcos. Ifound the office staff tobe helpful for what Ineeded. The maintance guys are extremely caring and want you tobe comfortable! Ilived onthe cottage side— only complaint isparking was alittle too scarce.

  Where doI start. First moved inhad agood impression. First week here all the water drainage tosinks bath tub were all clogged and continued tostay clogged, shower broken aswell. Parking lot isthe worst, spots literally barley fit for cars better yet atruck. You will get more door dings than ever. And totop itoff people will love tomess with your vehicle through the night. Staff isalso very nosy and don’t mind there business. Ifsomeone constantly looking through mywindow orpatio most likely not going toend well. For the price you’re going topay here you can get aplace better for your buck… – show

  Do not waste your money ortime here! Its sogross and the management isterrible. Iwould explain indetail how many times they made memad, but this review would then bea whole 9pages long. The ONE good soul inthis entire apartment complex isthe maintenance man that isthe sweetest, most diligent human being I'vemet. Make him the manager!!!

  The apartments are absolutely disgusting and unsanitary. Itseems that ithasn’t been fully cleaned inyears.A friend ofmine moved inand had toleave because her apartment was infested with flees. Itis ridiculously overpriced for the apartment you are provided. Model unit that Itoured when Isigned mylease was clean, renovated and completely different then the apartment Iwas moved into. When Imoved inmultiple appliances inmy apartment didn’t work. Itwas asif they moved someone out afew days before meand the management never cleaned oreven checked the state ofthe apartment. Dishes were left inthe dishwasher from the previous tenant. Ihighly recommend that noone move here.… – show

  Don't waste your money onthis place. This place charges anextremely expensive rate for practically zero amenities. Myfriends could never visit because there was never visitor parking (there's only like 15spots) and greedy Hillside would tow atthe slightest inconvenience. When Itried tomove out Igot charged for alost permit, but this permit was inmy folder and was lost when they were handling folders. Management was always horrible though and made any situation difficult and “my fault”.The only good thing about this place are the maintenance men who work very hard and are always nice. Hillside tries topull this front like they are luxury student housing, but they provide nothing inthe way ofsticking tothis name. There are many student housing options inSan Marcos, don't make amistake bypicking thisone.… – show

  This place isby far the worst apartment complex ever! Myboyfriend and Iapplied for their 1bedroom floor plan called “Driftwood”. Weapplied early July asthey stated onthe phone that they still had availability for this specific floor plan. Wegot approved acouple days later and signed the lease toDriftwood and wewere super excited tomove inthere together. Acouple days later they called totell usthat Driftwood isunavailable and wewould have tochoose adifferent floor plan, (all other options being very small and not what weoriginally signedfor.) How doyou run out ofa floor plan that wealready signedfor, and was available like they said?? Wethen talked tomanagement and she didn’t even know how welost our floor plan, she couldn’t even answer any ofour questions. Keep inmind they screwed usover atthe end ofJuly and asyou know school isstarting again and many complexes have already soldout, leaving uswith VERY limited options. They’re very unorganized and clueless!! Donot live here they’re horrible and left usin the worst position.… – show

  3stars for the maintenance team because they are a5star team— such great guys. Although hillside isa bit “older” it’s not their fault, they dothe absolute best with what they are approvedfor!!! Great maintenance team— deserve amassive bonus for sure after this year with all the construction (replacing all the roofs) and repainting like every railing and curb— looks great!! Ifonly hillside would allow for more groundskeeping expenses toupkeep the grass (mowers don’t come consistentlymost ofthe year and it’s usually dead inthe hotter months) because itlooks pretty dull day afterday.. they could use more landscaping throughout the community!

  Gave 3stars for the lack offunds used inthe community every year. And for some very unfortunate circ*mstances when Ifirst signed but that’s old history with areplaced management team. Haven’t really had the pleasure ofconnecting with the new team but hopefully they will dowell here! 2nd year athillside here Icome!

  Don’t move here they are crook’s… rent isway tohigh for what you’re payingfor. The utilities are whatever they feel like that month… mine were J25dollars inJune and July 74dollars even though Imoved back home inMay because Icouldn’t afford toeat and pay rent which they couldn’t care less about....

  I've been living athillside for three months now and it's been mybest apartment experience inSan Marcos. The floor plans are very spacious and the staff isincredibly helpful form aspeedy maintenance staff tothe personable front office workers (hi Darby!) Iwould recommend Hillside toanyone looking for agreat place tolive near campus.
